Located in Bucharest, Timpuri Noi Square is a modern mixed-use development combining work, living, retail, and leisure in a cohesive urban environment. Its design aims to integrate office towers, green public spaces, and plazas into the city, making it a landmark in the central area along Splaiul Unirii. The first phase includes three Class A office buildings offering around 53,000 m² of leasable area, alongside nearly 3,700 m² of retail space, and approximately 920 parking spaces.
Phase two, due for delivery in 2026, will add two additional office buildings (one with 15 floors, another with 8), nearly 60,000 m² more of leasable space, and a large food hall (nearly 6,000 m²) offering a mix of restaurants, cafés, and communal gathering spaces. The expansion will include extra underground parking, with dedicated vehicle charging infrastructure. Technical features of Timpuri Noi Square emphasize occupant comfort, flexibility, and efficient indoor environment: generous ceiling heights (clear floor height around 3 m), excellent fresh-air supply, natural light provision, opening windows at regular intervals, LED lighting systems, advanced HVAC and building management systems.
Moreover, the project holds LEED Platinum certification for its buildings, underlining its design standards in energy and environmental performance. Phase two is designed to eliminate reliance on fossil fuels, using renewable energy sources such as photovoltaic panels, heat pump systems, and geothermal wells.
